- Review the contract, and notify the agent of any missing signatures, initials, or documents
- Manage and monitor each file with care using a comprehensive CRM / reminder & contingency timeline system
- Provide an accurate timeline of contingency due dates
- Ensure escrow is opened and buyers deposit is in on time / obtain and send out escrow letter to all parties
- Confirm the agent has scheduled inspections and if not, offer assistance with scheduling
- Confirm the inspection report was provided and upon request, offer assistance to help identify any potential concerns that could affect financing
- Assist with shopping for property insurance
- Ensure all contingency dates are carefully monitored, and notify all parties of upcoming deadlines
- Document handling/preparation, and ensuring documents are signed and forwarded to appropriate parties (addendums, etc.)
- Coordinate title/escrow, mortgage loan, HOA/condo application, and appraisal processes
- Confirm the completion of repairs per the contract (when applicable)
- Regularly update & maintain communication with clients, agents, title officers lenders, etc.
- Keep the parties informed of any issues that may arise during the closing process
- Remind the agent to schedule the final walk-through and exchange of keys
- Store documents and communications associated with the file
- Help schedule & coordinate closing
- Send a DA reminder to the agent so that one can be obtained from your Broker (if applicable)
- Payment is only due if the contract closes

NOTE: Negotiations cannot be handled by First-Class Closings. This includes but is not limited to contract negotiations, inspection negotiations, appraisal negotiations, repair negotiations, etc.
